If you are looking for custom home builders Toronto, you already know this is not a small decision. Most people spend months thinking about it before they even call anyone. You want the right team, a realistic budget, and someone who actually listens – not just a builder who takes your money and disappears until the final handover is ready. At Kandoo Construction we work with homeowners across Toronto on everything – starting from custom builds to full luxury custom homes. As luxury custom home builders Toronto we know that every detail – the layout, finishes, materials has to be chosen specifically for the people living there .
We manage the entire build from the first sketch to the final inspection. You work with one team, one point of contact, and one group of professionals who are fully accountable for the whole project.

Not every builder means the same thing when they say “custom home”. Here’s exactly what goes into a full build with Kandoo:
We check your lot, evaluate what the city allows you to build there, confirm how close you can build to the boundary and also check for any issues before the work starts. We go to the site and physically check out what you can build on it according to the city – how large your home can be, how many floors it can have, where it can be located on your lot. We also check how close you can be to the front, back, and sides of your lot because, again, all cities have rules regarding this and Toronto can be quite particular. We also check for other potential problems your lot may have, such as drainage issues, soil conditions, etc., because if you do not catch them before you start building, they can cause you trouble and expense once you have begun your construction.
We work with your architect or bring in our own design team to create a floor plan and exterior that fits your lifestyle and needs. This starts with sitting down with you and asking the right questions like:
Remember that every family lives differently and the floor plan should clearly reflect that. Once we understand how you live daily, we start putting that into a design that makes actual sense for you in the long-run.
We make sure that all the structural work including the foundations and framing is carried out professionally from first to the last. This is the part that gets hidden behind the walls so the homeowners never get to see it. But you must know that it is the most important part of the whole build. If this is not done right , everything built on top of it will start to have problems down the line, and if it is done right then the home would stay strong and trouble-free for many years.
When most builders wire a house or lay the pipes, they follow a standard setup that they use for every home – like same switch positions, same pipe routes, same heating vents.
However, we don’t do that. We look at your specific floor plan – like where your bedrooms are , where the kitchen is, how many bathrooms you have, whether you work from home, whether you want underfloor heating in the bathroom – and then accordingly plan the electrical, plumbing and heating around that.
Every home we build meets Ontario’s building rules for insulation – that’s not optional, every builder has to do it. But those minimum rules don’t always mean your home will stay warm in winter and cool in summer without ruining the energy bills.
If you want a home that uses less energy and costs less, we can add better insulation, better windows, and a more efficient heating system. You tell us upfront and we will plan it for you from the start.
The interior finishes are everything you see inside your home – like the floors you walk on, the kitchen cabinets, the bathroom tiles, light fittings, taps and even the paint on the walls.
However, with a custom home, you pick all of it by yourself. But if you do that one by one from different showrooms can end up making the trying look mismatched.
Our job is to make sure everything you choose works well together , so when you walk into the finished home, it feels complete and aesthetic.
Once the inside of the home is done, we finish everything on the outside too – the roof, outer walls, windows, and the front and back doors. These are not an afterthought, the outside of your home is the first thing anyone sees, and it also protects everything inside so that it gets the same care as the rest of the build.
We ask questions, listen to what’s important to you, review your budget, and provide you with a clear understanding of what’s possible.
Once we understand what you want, we get to work on turning it into an actual plan. This is when your home goes from idea to reality, including the floor plan, how each room works together, what the outside looks like, and what materials are used. We walk you through each decision to ensure that nothing gets finalised without your valuable feedback.
Before anything gets built in Toronto, you have to have a permit from the city. And depending on what you are building and where your lot is, there can be more than just one permit required. Some have to go through zoning, some have to go through a demolition permit, some have to go through the Committee of Adjustment. It all depends on your individual situation.
The permit process for Toronto can take anywhere from weeks to months. Honestly, this is probably one of the biggest reasons why builds are delayed. It’s not the construction itself, it’s everything before you ever even start the process.
We do all of this for you. We know exactly what the city needs, we gather all of the necessary documents. We submit them and do proper follow-up. Nothing rests upon you – we are here to take care of it.
This is the longest part of the process. Our team shows up, works according to a clear schedule, and keeps the site organized everyday. We send you regular updates so you always know what is happening , and if you have a question at any point you can reach us directly .
When the build is done we walk through the whole home with you. If anything at that time feels not right, we fix it on the spot before we hand over the keys. You do not move into a home with a list of things still to be sorted – everything we make sure is finished and updated before handover.
Most custom home builders Toronto are easy to deal with at the start. The problems usually show up once the work begins – costs change without warning, calls go unanswered, and suddenly nobody knows what is happening on site.
We started Kandoo because we saw this happen too many times. Our approach is straightforward – you will always know what your home is going to cost, how long it is going to take, and what is happening on site at every stage. If something comes up during the build we call you straight away, tell you exactly what happened, and how we are fixing it.
Building in Toronto also means dealing with the city for permits, zoning approvals, and inspections. It is a process that can slow everything down if you don’t know how it works. We know this process well and we handle all of it so you can stay focused on your home.
We build custom homes throughout Toronto and the surrounding GTA, including:
North York is one of the more popular locations in Toronto for custom home building, as there are quite a number of homeowners here who are choosing to demolish older homes, and build from scratch. We know what is allowed in the city and can take care of everything from start to finish.
Scarborough has some of the larger lots available in Toronto, giving you more options for what you can build. If you own a lot here and are looking for a custom home to make the most of your lot, we can help.
Lot sizes in Etobicoke vary quite a bit depending on the street or neighborhood. We will assess your specific lot so you know exactly what is possible before any decisions are made.
In Mississauga, you have more space to work with compared to the older parts of Toronto. It is perfect if you want more space in your custom home or luxury custom build with more space inside and out.
Brampton is one of the fastest-growing areas in the GTA. If you’re building on a new lot or replacing an existing structure, we handle the entire build process including all permits and city approvals.
In this area, the plots are smaller and the houses older, and thus most custom builds begin with a demolition. We do this too, all under one roof, start to finish.
York is very central and thus close to the heart of Toronto. Custom build projects here require careful planning due to zoning and density issues. We do all the groundwork upfront, so nothing stands in the way of the build.
In downtown Toronto, the plots are the smallest and the city is the most involved. We know what is possible and what is not possible, and we do all the permits and approvals, so you don’t have to figure it out yourself.
Not sure if we cover your neighbourhood? Call us at 647-303-3011 and we’ll give you an honest answer.
Yes. Any builder who builds a new home in the Ontario area must be registered with Tarion. Your new home must have a Tarion warranty. This is for your protection as a consumer in case there are defects in work or materials. This is not optional and any builder who tries to tell you that this is optional is a builder you should completely avoid.
Absolutely. If you already have an architect that you trust, we will be happy to work with them. This is something we have done on a number of occasions, and it works well as long as everyone is on the same page at the beginning. If you don’t have an architect, we can bring our own design team in and take care of that side for you.
Yes. If there’s already a structure on the lot and it has to be taken down before we build, we take care of that. We handle the necessary permits for demolition and make sure the lot is properly cleared before the construction begins.
Yes, and we do this quite often in Toronto, especially in older neighborhoods where the lots are small. It does require a bit more planning in terms of the design and what the city will allow, but it is definitely doable. Our preliminary assessment at the beginning of the project will tell you exactly what is possible on your lot.
If there is something that impacts the price, we will let you know right away. We will not wait until the end and surprise you with a bill. Before anything changes, we will walk you through what happened, what it will cost, and what your options are. You make the final call – as nothing is finally decided without your prior approval.
Yes. Laneway homes and garden suites have become increasingly popular in Toronto and the city has made it easier to get them approved in recent years. If your property qualifies we can assess it, handle the permits and build it for you. It is worth a conversation if you are thinking about it.
